Landlord gas safety certificate (CP12): the complete 2026 guide

What a CP12 covers, when it is due, what it costs, and the penalties for getting it wrong.
The legal duty
Under the Gas Safety (Installation and Use) Regulations 1998, every landlord must have all gas appliances, flues and pipework checked by a Gas Safe registered engineer every 12 months, keep the record for two years and give tenants a copy within 28 days (or before they move in).
What is checked
- Every gas appliance: boiler, hob, fire
- Gas tightness test on the pipework
- Flue and ventilation
- Safety devices and operating pressure
The engineer records each appliance as satisfactory or not. Unsafe appliances are disconnected with your agreement.
The 10-month window
You can renew up to two months early and keep the original expiry date, so book from month 10 and never lose days. We send reminders at 60, 30 and 7 days.
Costs
Our CP12 is a fixed price for one appliance with a small charge per extra appliance, and we offer bundles with a boiler service done in the same visit.
Penalties
Fines are unlimited and, in serious cases, imprisonment. Since 2018 a valid CP12 is also required to serve a Section 21 notice in England.
